Central Oregon sits at roughly 3,000 feet in elevation, which means it's drier and more extreme than most people expect. Summers are warm and sunny — typically 85–95°F during the day — with cool nights often dropping into the 50s even in July. That combination is genuinely one of the best climates in the Pacific Northwest for outdoor living.
Winters are where people get surprised. Temperatures regularly drop below freezing from November through March, with overnight lows sometimes hitting the teens or single digits during cold snaps. The Crooked River Ranch area sits in a high desert rain shadow that keeps snow accumulation minimal — most winters see little to no significant snowfall at the park itself, even when Bend gets a few inches. And unlike the Pacific Northwest's reputation for grey drizzle, Central Oregon winters are predominantly sunny. Winter prep tip: The biggest risk is frozen water lines, not the cold itself. Insulate your freshwater hose, use heat tape on your connections, and keep your interior heated consistently. Municipal water on a full hook-up is reliable and consistent. The one thing to watch: Central Oregon water is hard — high mineral content that will leave deposits in your water heater and tank if you don't manage it. A quality inline filter is worth the $30–50 investment. Many residents also use a water softener or filter system at the connection point.
We offer 20, 30, and 50 amp service. If you have a larger modern rig with dual air conditioners or an electric fireplace, make sure you're on 50 amp. Running a 50 amp rig on 30 amp service with a dogbone adapter is fine for mild weather but limits you in summer and winter when you need full power. Know your rig's requirements before you arrive.
Full hook-up sewer means you can leave your black tank valve open and use it like a standard toilet. One note: leave your grey tank closed until it's close to full — running just sewer without grey water flow can create odor issues. Standard practice is to open grey last, flush, then close again.
Propane: Even with full electric hook-ups, most residents keep propane for the furnace and range. Ferrellgas has a location in Redmond (20 min) and does regular deliveries to Crooked River Ranch. Budget roughly one to two 30-pound tanks per month in winter depending on your rig's insulation.
This is the number one practical concern for remote workers and digital nomads, so let's be direct about it. Cell-based internet has improved significantly in Central Oregon over the past few years but it's not urban-grade everywhere. Here's the current realistic picture:
Our recommendation: If you're working remotely, budget for Starlink ($120–150/mo) or T-Mobile Home Internet ($50/mo) as a dedicated connection. Don't rely on your phone hotspot as your primary connection for anything time-sensitive.
Not every RV is equally suited to year-round full-time living in a high-desert climate. Here are the practical things to think about before you commit.
A well-insulated mid-size fifth wheel will be more comfortable in a Central Oregon winter than a poorly insulated large motorhome. Look for rigs rated for four-season use, with enclosed and heated underbellies, dual-pane windows, and insulated water lines. Many "residential" or "destination" trailers are designed for year-round living and make excellent full-time rigs for a fixed site.
Our paved pull-through and back-in sites accommodate most rigs. If you're setting up a slide-out heavy fifth wheel or a large Class A, walk the site before you commit. Most long-term residents also set up a small deck or outdoor area — a shade canopy, a couple of chairs, a mat — which makes the site feel genuinely like home.
One of the practical hurdles of full-time RV living is mail. Oregon allows you to use a mail forwarding service address as your legal address. Several of our residents use a USPS PO Box in Terrebonne (12 min) or a mail forwarding service like Escapees or America's Mailbox for their official address. The Terrebonne post office is a 12-minute drive and straightforward to work with.

Oliver Lemon's in Terrebonne is 12 minutes away and handles everyday grocery needs well. For a full weekly shop, Redmond (20 minutes) has Walmart, Fred Meyer, and Safeway. Bend (40 minutes) has New Seasons, Trader Joe's, Whole Foods, and every other major option. Most residents do one Redmond run per week and a Bend run once or twice a month.
St. Charles Medical Center in Redmond is 20 minutes from the park — a full-service hospital with emergency services, surgery, and imaging. Summit Health has outpatient and urgent care clinics also in Redmond. Bend has St. Charles Medical Center as well, a Level II trauma center. Healthcare access is genuinely good from Terrebonne.
This is where Central Oregon full-time RV living really delivers. Smith Rock State Park is 15 minutes away. Lake Billy Chinook is 20 minutes. The Deschutes River trail system, Ochoco National Forest, and Cascade Lakes Highway are all within an hour. Bend has a thriving brewery, restaurant, and arts scene 40 minutes south. Many of our residents say they do more outdoor activity in a month here than they did in a year wherever they lived before.
The Crooked River Ranch community itself has a pool and a walking distance dining option at the Big Dog Saloon and The Edge Taphouse. It's a genuine community with long-term residents, a Trading Post for basics, and a relaxed high-desert atmosphere that most people find they settle into quickly.
